Is El Salvador safe to visit and live in today?
El Salvador's security situation has improved substantially in recent years, and the country now records some of the lowest levels of violent crime in the region. As with travel anywhere, we recommend ordinary precautions and checking your government's current travel guidance before you visit. Many El Alto enquiries come from people who have already spent time on the coast and formed their own view.
Can foreigners legally own property in El Salvador?
Yes. Foreign nationals can own residential property in El Salvador outright, in their own name, on the same basis as citizens. Title is recorded at the national registry, the CNR, and El Alto can be held by traditional deed or as a tokenized asset under the LEAD Law.
How many residences are there, and what do they cost?
El Alto is a private compound of ten residences, priced at 1,240,000 US dollars each. It is a single collection with no planned expansion, offered privately rather than listed publicly.
What protects my payments during construction?
Payments are tied to construction milestones rather than paid in full up front. The structure follows four stages, reservation, groundbreaking, enclosure, and keys, with milestone based reporting so that funds correspond to progress. The specific contractual protections are set out in the project documentation, which we encourage you and your advisor to review.
How does buying a tokenized residence work, and can I resell it?
Ownership can be recorded as a regulated digital asset under El Salvador's LEAD Law, issued through a licensed provider. You can resell by transferring the asset within that framework, which is designed to be faster than a traditional deed transfer. You can also choose to hold by traditional deed instead.
Is my ownership recognised legally, or only on the blockchain?
Both routes are intended to give you legally recognised ownership. A traditional deed is recorded at the CNR, and a tokenized holding is issued under the LEAD Law and overseen by the national digital assets regulator. We recommend reviewing the specific documents with your own attorney so you are comfortable with how ownership is evidenced.
Can El Alto be rented out when I am not using it?
Yes. Optional rental management is available through Emerald Management, a certified Airbnb Superhost, so your residence can generate income when you are not in it. Using the service is entirely your choice.
How can I pay, and do you accept Bitcoin?
Residences can be purchased in US dollars, and Bitcoin is accepted. Individual lot pricing and payment details are provided in the private documentation on request.
What is included with Club Salvadoreño membership?
El Alto owners are extended membership of Club Salvadoreño, one of the country's established private institutions. It includes access to a championship golf course on Lake Ilopango, a beach club at El Sunzal, and a city club in San Salvador.
How far is El Alto from the international airport?
El Alto is roughly forty five minutes from Monseñor Romero International Airport. San Salvador is about forty minutes away, and the beach and village of El Zonte are a short distance below the compound.
What are the residences like in size and layout?
Each residence offers between 480 and 540 square metres of built space, with four bedrooms plus a service suite. Features include a private pool, a rooftop terrace, a private elevator, and a multi level design oriented toward the Pacific.
When will the residences be delivered?
Delivery is between fourteen and eighteen months from reservation, with milestone based reporting through construction. Your documentation sets out the schedule in detail.
Does buying a residence grant residency in El Salvador?
Not automatically. A property investment can support an investment based residency application, but residency is a separate immigration process with its own requirements. Who is the developer?
El Alto is developed by HCG Investments, a developer with more than twenty five years of experience across El Salvador and Panama. It is their second project in El Zonte, following El Zonte Luxury Villas.
